Primary Land Survey for Council Infrastructure Projects

Our primary services include:

  • Topographical surveys. Determining the precise lay of the land is very important during the planning and feasibility study phase of any council project. The location of rivers, streams and wetlands must be taken into account during the environmental impact assessments, as well as the location of all existing infrastructure like roads and pipelines. A detailed topographical survey will create the necessary data and 3D models for the accurate planning of infrastructure projects.

  • Engineering surveys. Engineering surveys are essential for the immediate budgeting of any infrastructure project and the designed lifespan of the construction, which will affect future budgeting concerns for repair and eventual replacement of the infrastructure. Understanding the existing levels and features on a proposed construction site will enable the engineers to adapt their designs to the environment.

  • Monitoring surveys. The living earth and poor construction techniques will cause buildings and infrastructure to slowly change position. Additional Council Survey Tasks

  • HIRB surveys. Many councils require a height in relation to boundary survey to be undertaken when building at a determined distance in proximity to the property's legal boundary. Our licensed surveyors can provide the necessary certificate to homeowners for submission to the planning authorities, or they can conduct inspection surveys for councils where the HIRB is disputed.

  • Set-out surveys. It is vitally important to build infrastructure and buildings precisely where the engineers and architects have indicated on the site plan. Failure to do so may create unexpected cost overruns due to the misalignment of service connection points or issues with the location of buildings in relation to the boundary. Our experienced surveyors will accurately transfer co-ordinates and levels from the construction plans to the site during a set-out survey.

  • As-built surveys. We verify the exact location and map points of all elements of an infrastructure project both during and after completion. Sometimes the unforeseen happens, and it becomes necessary to amend the construction plans, which requires an immediate survey to record the new co-ordinates on the site plan. It is also sometimes beneficial to conduct an as-built survey to check the work of the builders, excavators and service installers.

  • Building location certificates. The purpose of a building location certificate is to determine the exact placement of all buildings and structures within and in relation to the property boundary and recognised datums. A building location certificate, issued by a licensed cadastral surveyor, is required for building consent by neighbours and a Code of Compliance (CoC) for the building or structure from the local council’s planning office.
